7 Line Items That Blow Up a Custom Home Budget

The overage is almost never the kitchen. It is what happens before the slab.

When a custom home goes 20 percent over, people assume somebody got carried away at the tile showroom. In our experience the money leaks out of the ground long before anyone picks a finish.

Here are the seven items that most often arrive uninvited on a Northern CA build, and roughly what they run in this market.

Getting power, water and sewer to the house

A rural parcel can sit 600 ft from the nearest transformer. Dry utility trenching, joint trench coordination, a well or a water meter and a septic system carry real money on their own, and none of it shows up in a per-sq-ft rule of thumb.

Cut, fill and export

Hillside lots look like a view and price like an earthworks project. Moving dirt is cheap. Hauling it off site is not. Export by the truckload is the single most common surprise on foothill jobs.

What the soils report says

Expansive clay or a low bearing capacity can push you from a conventional footing into a post-tension slab, piers or an over-excavation. That is a large swing in the budget, decided by a soils report that is cheap by comparison.

Fire hardening and defensible space

Chapter 7A materials, ember-resistant vents, dual-glazed tempered windows and the required clearance work are not optional in a wildland urban interface zone, and much of Placer and El Dorado county is in one.

Retaining walls and drainage

Engineered walls, subdrains, swales and area drains rarely make it into an early estimate because they get designed late. On a sloped site, budget for them from day one.

Long lead items and escalation

Windows, steel and specialty appliances can carry 20 to 40 week leads. Order late and you either pay to expedite or pay the general conditions of a stalled site. Both cost real money.

The allowance that was never a real number

Placeholder allowances for cabinetry, tile, plumbing fixtures and lighting are where budgets go to die. Price the actual scope you want early, even if you change it later. A number you have argued with is worth ten you have not.
