Four to twelve unit buildings, with unit mixes and finish levels chosen against the rents the submarket will actually support.

Attached for-sale or for-rent townhome rows, including party wall assemblies, fire separation and shared utility coordination.

Adding units to a property you already own: detached ADUs, JADUs, garage conversions and second story additions under California ministerial review.

What size multifamily projects do you take?
Duplexes and triplexes through mid-size apartment buildings and townhome rows. If it is larger than we can staff well, we will tell you before you spend money on plans.
Do you help with feasibility before we buy a lot?
Yes. We will walk the site and give you a rough per-unit cost, a read on utilities, grading and access, and an honest opinion on whether the density pencils.
How do you keep unit costs down?
Repeatable details, one framing crew across the whole building, and material selections locked before the slab is poured. Change orders mid-build are what wrecks a rental pro forma.
Do you build for investors or owner occupants?
Both. Plenty of our clients live in one unit and rent the rest, which is where a well planned duplex or fourplex earns its keep.
