Entry band
Well-built, straightforward: simple roof forms, stock windows, painted cabinetry, quartz counters, tile in wet areas. Nothing wrong with it, just not custom detailing.
Custom
Middle band
Where most of our clients land. Architect-drawn, aluminum-clad or steel windows, custom millwork throughout, stone and specialty plaster, real integration between structure and finish.
High custom
Top band
Steel window walls, board-formed concrete, imported stone, full home automation, hidden structure and long spans. El Dorado Hills grade and complex geometry push into this band quickly.
What sits outside the construction number

- Land
- Not included in construction cost. Acreage in Loomis and Granite Bay varies enormously parcel to parcel.
- Design & engineering
- 8 to 12% of construction cost across architect, structural, civil, MEP and interiors.
- Site work
- Retaining, piers, drainage, driveway, granite rock excavation and septic where there is no sewer. The largest single source of surprise on foothill lots.
- Permits & fees
- Varies widely by jurisdiction, school and traffic impact fees, utility connection and fire district review.
- Construction
- The finish level above, applied to conditioned space.
- Pool & landscape
- Usually priced and contracted separately from the house.
- Contingency
- 5 to 10% held by the owner. Projects that skip it do not finish calmly.

What drives the cost of building a custom home in the Sacramento area?
Finish level, structural complexity and the site itself. A simple roof form on a flat Roseville lot and a steel window wall on a granite hillside in El Dorado Hills are different projects. Land, design fees, site work, pool and landscape sit outside the construction number, and we price all of it line by line before design gets far.
Is it cheaper to renovate or rebuild here?
Renovation is usually cheaper until you touch the foundation, the roof structure and the mechanical systems at the same time. Once all three are in scope, a rebuild often pencils better and delivers a better house.
How long does a custom home take to build here?
Plan on 4 to 8 months of design and permitting followed by 12 to 18 months of construction. Granite Bay, Serrano and the other HOA communities add architectural review time on the front end.
How much should I hold in contingency?
Five to ten percent of the construction budget, held by the owner rather than the builder, and untouched until the project is underway. Owner-driven changes are what usually consume it.
