Most schedule problems on a build start below grade: a pad that was never compacted right, a sewer lateral that came in two feet off, a dry utility trench nobody scheduled. We self-perform site development and underground utilities so the dirt work and the building are run by the same people, on one schedule.

What we do
Grading & Excavation
Clearing, cut and fill, rough and finish grade. We shoot the pad to plan and hand the surveyor something that checks out the first time.
Underground Utilities
Sewer, water and storm drain, plus wet and dry utility installation coordinated with the district and the dry utility providers before trenches open.
Building Pads & Site Prep
Engineered pads, compaction testing, drainage and access roads set up so the framing crew is not working out of a mud hole in February.
Demolition & Clearing
Structure demo, tree and brush clearing, trenching and backfill, hauling and disposal handled under one contract.

Crossings built in place
Steel girders set, timber rail posts hung off the edge, and an excavator working the deck. This is the access work that has to happen before a single load of rock reaches the pad.
Site work questions
- Do you take site work as a standalone contract?
- Yes. Plenty of our site development work is for other builders and developers who just need dirt moved and utilities in the ground on schedule.
- Can you carry a project from raw dirt through the finished building?
- That is the point of how we are set up. Same company grades the lot, sets the utilities, pours the foundation and frames the building, so nothing falls between two subcontractors.
- Who handles the engineering and permits?
- We coordinate with your civil engineer and pull the grading, encroachment and utility permits. If you do not have a civil yet, we will point you at one who knows the jurisdiction.
- What about wet weather and Placer County soils?
- Expansive clay and winter rain drive the schedule out here. We sequence earthwork for the dry window and price import, over-excavation and drainage honestly up front instead of by change order.
